Real Estate Sales & Marketing Manager - (SAE-RE-4-009)
(National Capital Region – Makati City)

Responsibilities
- Manage the administration of the corporate real estate program including: facility selection, the selection of developers, the negotiation of lease terms, the leasing of corporate owned real estate and the subleasing or termination of lease obligations
- Negotiate legal contracts for the purchase and sale of real property by the corporation
- Serve as project manager in the acquisition process for new facilities, including negotiation of financial terms and the oversight of outside property advisors and engineers
- Manage the disposal/surrender of surplus property to maximize residual value, while managing the corporation’s potential environmental and restoration obligations
- Select, evaluate and supervise real estate brokers, appraisers, and managers whose services are retained by the company
- Advise on the condition, functionality, marketability, and value of real estate owned or leased by companies being considered for acquisition
- Performs field site assessments to determine needed property for various projects
- Performs feasibility analysis using survey, title work, site inspection, appraisal value, utility availability, and environmental concerns in coordination of the project manager to determine economic, physical and legal impacts of use of the property
- Reviews and approves all documents associated with real estate transactions to protect the company’s interest
Requirements
- Bachelors degree in accounting or any related field, preferably with MBA
- Minimum of 8 years experience in real estate management in a multinational companies or with a large regional real estate developer
- Minimum of 7 years managing staff, with proven ability to provide leadership and strategic direction
- Experience in the valuation of Real Estate Investment
- 3 to 5 years experience in acquisition of land for large scale projects
- Knowledge in project Management methods, objectives, and standard practices
- Knowledge in contract negotiation techniques and practices
- Proficiency in environmental and contract law, along with demonstrated negotiation skills and knowledge of real estate markets
- Strong relationship building and ability to manage outside legal counsel, brokers, appraisers and consultants
- Strong project management skills to oversee and guide numerous, simultaneous negotiations and critical administration issues involving projects
